EPC Services
I am an accredited energy assessor, providing EPCs for any residential property on behalf of homeowners and landlords across Camarthenshire.
The EPC Process in 3 simple steps
1.
You get in touch with me here so that I can answer any questions you may have, before we arrange for me to visit your property at a convenient time.
2.
I will spend roughly 45 minutes to an hour performing a thorough visual inspection of all areas of your property, recording relevant details and measurements to calculate an accurate EPC rating.
3.
Within 48 hours of my inspection, I will email your EPC report to you, in a clear and well-presented format.
This email will include a link to download your EPC directly from the Government’s Central EPC Register, to reassure you of its authenticity.
When I am assessing your property, I will be taking the following factors into account:
Heating
Your heating system - this has the biggest impact on the EPC rating. Not just the size and type of system installed, but the times and temperatures your thermostats are set to.
So, it is important that they reflect normal usage, to make sure your EPC rating reflects the actual energy performance of your property.
Lighting
The number and type of lighting fixtures. LED bulbs will help to reduce energy consumption and could improve your energy rating by a point or two.
Windows
Replacing any single glazing in your property with sealed, double-glazed units can significantly improve your EPC rating. The extra layer of insulation makes it more energy efficient and therefore cheaper to heat.
Loft Insulation
As up to 33% of heat can be lost through the loft if it is not properly insulated, this is an important part of the assessment.
Other Areas
EPC calculations also include doors, hot water pipe insulation and any renewable energy technology that has been installed.
Steps you can take to improve the energy rating of your property:
Install a new energy efficient boiler
Get a smart meter
Change all lightbulbs to LED
Replace old windows with double or triple glazing
Ensure all the walls and roof are properly insulated
Consider solar panels or ground source heating
Pricing
The cost to provide your EPC can vary, but prices start from £80 including VAT.
There are no hidden extras, or add-ons for particular property sizes.
This cost covers my travel time, inspection time at your property and the time it takes to prepare your EPC.
Location and availability
I serve the areas detailed on the map and am happy to travel anywhere within a one-hour radius drive of Llanelli in Carmarthenshire.
I book appointments between 8am and 6pm, Monday to Friday.
